Q – How do I find the best deal on a property?

With this ever changing market it is very difficult to find the best deal on a property. It is often the case that by the time you know about a listing it is already under contract with a buyer.

Because we give you live access to the pulse of real estate you will never miss a single listing that matches your dream home requirements. You will have immediate real time access to all new listings, price changes and homes that come back on the market.

Simply put our system gets you to the properties first before other buyers even know they are on the market. This gives you first choice and insures that you get your dream home before someone else buys it.

Q – Do I need a Realtor to buy a property?

You should have your own Realtor when buying a property. Real estate is a complex business transaction. Without professional help there are plenty of expensive pitfalls you can fall into as a buyer. As agents we work through these difficult situations daily and are experts as making sure everything goes smooth and for the least amount of costs.

REMEMBER the Realtor who has the property listed works for the seller and it is their job to get “YOU” the buyer to pay the most amount of money possible for their seller. When you have us working for you it is our job to negotiate for you the lowest possible price and the best possible terms. We are experts at this and will always get you the best possible deal.

Q – How much do I need to pay a Realtor?

You pay us ZERO to represent you. We work for you for free but we are compensated by the listing broker. Broker fees are paid by the seller and are pre-arranged before a property is listed on the market. This is Great News for you as a buyer. You have us on your side to be your Expert Negotiator and you do not pay any of our fees.
Note: many agents in Central Ohio will charge you a fee but we Do Not.

Q – How do I get money to buy a property?

There are really two half’s to buying a property. Buying the property is one half but financing it is the other. We have preferred lenders that we know, like and trust to get you the best financing terms based on your specific buying needs. We always suggest you talk with one of our preferred lenders before you spend too much time looking for that perfect property. The financing options available to you will greatly assist you when looking for your dream home. This is a step often but on the back burner by many buyers when it should be a first step in the home buying process.

Q – How much money do I need to save for a property?

Recent down payment requirements have changed tremendously since 2006. The day of bad credit financing and zero down financing have faded away. There are still a few zero down programs if you meet the specific criteria but most buyers are required to put a minimum of 3.5% down payment. 3.5% down will allow you to use an FHA loan to buy your property. There are also 5% down or higher conventional loans.

Other funds needed to finance a property are the closing costs. Closing costs can range from $3,000 to $6,000 however we are expert strategist and can convince the sellers to cover most or all of these cost for you. This greatly reduces the amount of money you need to buy a property. In most cases all you need is your down payment money. Please contact us for a full explanation on how this works.

Q – Do I need a Home Inspection?

We always suggest a home inspection. While a home inspection is not required to buy a property it is something we highly recommend. A home inspector is someone with expert knowledge about the physical property. They will do a detailed inspection of the property and deliver a full report to you so you know exactly what issues if any you might be dealing with should you decide to close on the property. To protect you we always make sure you can get out of your contract if your home inspection turns out bad. Please call us to discuss in detail how this works.
