2. Complete the listing paperwork – You provide property details, photos and disclosures; we handle the MLS data entry.

3. Go live – Once we receive your signed listing agreement and fee, we typically activate your MLS listing within one business day.

4. Manage your sale – You handle showings and negotiate directly with buyers or with our full service plan we handle everything for you. We provide ongoing support and services (pricing advice, contract review, transaction coordination) if needed.

Unlike some online services, we don’t “list and leave.” You’ll have direct access to our brokers throughout your sale. As a licensed brokerage we can also upgrade you to full-service representation if circumstances change.

Additionally, your listing will feature a showing scheduling link, allowing agents to request showings either directly through you or through Showing Time showing service.

Do sellers have to pay a buyer’s agent commission?

Under new MLS rules across the nation, the buyer broker commission is no longer permitted to be listed in the MLS or on any real estate website. Instead, commissions are now negotiated in the purchase contract. You are not obligated to pay any commission to the buyer’s broker; however, this could hinder getting your property under contract and sold. Every situation is different, and the commission is negotiated rather than posted to the public or agents to see.

How long does it take to get my listing on the MLS and third‑party sites?

Once we have your completed paperwork and photos, we submit your MLS listing on the date selected in your paperwork. We provide quick turnaround and can list your property the same day you place your order. MLS syndication to Zillow, Realtor.com, and other portals happens automatically; most sites update within 24 hours. If you request changes (price updates, status changes), we process them the same day to keep your listing current, and they update on 3rd party sites within 24 hours. Some third party sites lag behind the MLS changes but update in time.

Is a flat fee MLS service legal?

Flat fee MLS listings are legal in every state across the U.S. These listings are entered into the MLS by licensed brokers, just like any other MLS listing, regardless of the fee paid for the service. The legality is determined by the property being listed by a licensed broker, not by the amount charged. While some MLS and state rules may vary regarding the level of broker involvement required, the flat fee listing model itself is permitted nationwide.

Is the flat fee MLS listing fee refundable?

Because we begin working on your MLS documents and marketing immediately, our listing fee is non‑refundable once we prepare your listing. However, if you decide to upgrade to a flat fee MLS listing full‑service package, we credit the amount you already paid toward your new plan.

Where will my contact information be displayed?

Whether your contact information appears in the MLS depends on the service package you choose. With our full service package, your contact information is not included in the MLS because buyer agents are required to communicate with us when there is full representation. For other packages, your contact information is listed in the MLS and agents are directed to contact you directly.

What happens when a buyer contacts Team Results Realty about my house?

If a buyer calls or emails our office about your property, we take their information and refer them directly to you. We also copy there information to you in an email. We do not negotiate on your behalf unless you’ve upgraded to a full‑service plan. This ensures you stay in control of your sale while never missing an interested buyer.

How do I get help if I need it?

If you choose our DIY Basic MLS Entry Only plan but later decide you need additional support, you can easily upgrade to one of our higher-level plans. With these plans, our team becomes more involved and/or can fully represent you through each step of the sale process.

Why would I want my property listed in the MLS instead of just on a FSBO site?

Flat fee MLS listings combine the exposure of the MLS with the control of a for‑sale‑by‑owner sale. The MLS feeds your listing to hundreds of websites where 96 % of buyers start their home search. Without an MLS entry, your home may only appear on a handful of FSBO sites and will be invisible to most buyer agents.
